The new residential complex is located on the site of a former industrial area on one of the city’s central embankments. Though the construction of the project requires the demolition of the old brick buildings, the proposed urban design concept aims to preserve the memory of the place and the history of the city by reflecting the traces of the demolished buildings in the design. Additionally the project suggests using bricks as a key urban design material, reinterpreting the pitched roof silhouette in the architecture of the pavilions and preserving the statue of V.I. Lenin, which one stood on the site.

Furthermore, the new quarter will have a pine forest in the centre, as well as a multi-level system of yards and squares. Thus, one of the public squares is to be located one floor below the ground level, allowing to create an increased retail frontage as well as a quiet, cosy place for a vibrant city life.
