The BD9 is a compact business complex with spa located on a small plot in the historic quarter. Its form and space are designed to ensure the privacy of its users and visitors while organically integrating the complex into the yard’s existing ecosystem. As a solid structure with its own pedestrian streets and a multi-layered courtyard, the complex can be described as a city block within a bigger block.
The project consists of 20 two-story units raised on the 1,5 m height stilobate. Besides hiding the complex’s inner life from strangers, the stylobate also contains an underground parking area keeping the courtyard free of cars. There are also a swimming pool, spa, gym, community room, and an ashram located in the stilobate.
The entrances to the complex reflect the pedestrian routes already present in the existing urban environment while navigation throughout the complex’s territory enables visitors to use both the street and the interior routes.
The pitched roofs of the complex are visible from almost all windows of the surrounding buildings and therefore serve as the fifth facade. Slopes are aimed to soften the sight line of the complex, conceal all technical equipment, and allow installation of balconies for each section of the building.
